Acceptable Use Policy — Propsy
Why this exists
Propsy works only because everyone inside it can be trusted: agents are real and verified, buyers are who they say they are, and what is shared off-market stays off-market. This policy protects that trust. Breaking it doesn't just break a rule — it damages the one thing the network is selling.
The cardinal rule: off-market stays off-market
Off-market and narrowcast listings are shared with you in confidence. You may act on them inside Propsy — register interest, arrange a viewing, talk to the listing agent. You may not:
- forward, screenshot, republish, or describe an off-market listing to anyone outside the network, including on portals, social media, or to other clients;
- pass a listing's private details (address, price, vendor circumstances) to a third party;
- use off-market information to approach a vendor directly or outside Propsy.
This is the single most serious breach on the platform. It is normally grounds for immediate removal, not a warning.
Honesty and identity
- Be who you say you are. No impersonation, no fake agencies, no borrowed or shared logins. Agent accounts represent a real person at a real firm.
- Don't game verification. The Bronze/Silver/Gold ladder rests on evidence. Submitting false, altered, or borrowed documents to reach a rung — or vouching for an identity you have not actually met — is a breach that voids the badge and can end the account. Vouching honestly is a privilege; abusing it withdraws it.
- No misrepresentation of funds or position. Claiming a financial position you cannot evidence undermines every badge on the network.
Conduct between members
- Keep it professional. Direct messages are for property business. Harassment, threats, discriminatory language, or abuse toward any member is not tolerated.
- No discrimination. Refusing to deal with, or treating a buyer or vendor differently because of, a protected characteristic (race, religion, sex, disability, age, and the rest under the Equality Act 2010) is both against this policy and against the law.
- No spam or solicitation. Don't use DMs or the network to push unrelated services, bulk-message members, or recruit people off the platform to avoid its fees or protections.
- No circumvention. Deliberately taking an introduction made on Propsy off-platform to dodge a transaction fee is a breach of good faith and may end the account.
Content that is never allowed
Regardless of channel — profile, listing, message, or attachment:
- sexual, pornographic, or otherwise adult content;
- content that is illegal, promotes violence, or facilitates fraud or money laundering;
- malware, phishing, or attempts to compromise the platform or other members;
- anyone under 18 using the platform, or any content involving minors that would be inappropriate.
Money laundering
Propsy is a verification network operating in a regulated space. Any attempt to use it to launder money, obscure a source of funds, or evade AML checks will be reported to the relevant authorities as required by law, in addition to removal.
How reporting works
Any member can report a message, a conversation, or another member using the report control in the app. A report:
1. goes to Propsy's admin team, not to the person reported; 2. is reviewed against this policy — the reporter is never identified to the reported member; 3. results in one of: no action, a warning, a temporary suspension, loss of a privilege (e.g. verification badge or vouching rights), or permanent removal.
We don't promise a specific outcome or timeline for any single report, and we review in proportion to seriousness — a confidentiality breach or a safety issue is looked at fast.

Enforcement is at Propsy's discretion and does not have to escalate in order — a serious enough first breach can end an account immediately. Membership of Propsy is a privilege extended by invitation, and it can be withdrawn.
Changes
This policy will evolve as the network grows and as the full Terms of Service are drafted with legal counsel. Material changes will be notified to members.
